Air Conditioning Maintenance

A central air conditioner that is not running at peak performance can be costly and uncomfortable. Every air conditioner produces water, which usually carried away with a drain system and condensate pump. An air conditioner can appear running normal but if dirty can cause icing or flooding and damage the furnace, blower, evaporator coil, compressor and can short out electrical controls and control board.  It is highly recommended that you have your central air conditioning system cleaned and checked every year. The older the air conditioner, the more important this service is.  The older air conditioners are less efficient and are R-22 freon systems which may not be able to be repaired due to the phase out of freon.  So it is even more important to tune up your old freon air conditioner, not only for efficiency but for longevity due to the R-22 freon phase out.

It is very important to change your furnace filter regularly. A clean filter will help your central air conditioning system run more efficiently and will help keep dust from collecting on the evaporator coil, blower motor and circulating through your home.

2.  Limited blower cleaning
3.  Clean or change filter
4.  Test safety controls
5.  Test temperature differential
6.  Test flame Sensor

8.  Test amp draw to blower
9.  Rate/Set furnace input
10.  Test amp draw to inducer
11.  Inspect flue pipe
12.  Test hot surface igniter
13.  Clean burners
14.  Tighten electrical connections
15.  Clean and adjust pilot assembly

Furnace Maintenance

A furnace can appear to be running normal but it may not always be the case.  A furnace that is not running at peak performance can be costly and dangerous. Carbon Monoxide is a natural product of incomplete combustion and virtually every gas furnace produces some carbon monoxide, which is usually carried away from your home through the furnace's exhaust venting. A clean, efficiently burning gas furnace produces very small amounts of carbon monoxide, while a dirty, inefficient burning furnace can produce deadly amounts of carbon monoxide. Carbon monoxide is odorless and colorless.  It causes flu-like symptoms, disorientation, confusion, and even death.  It is highly recommended that you have your furnace cleaned and checked every year.  The older the furnace, the more important service is.

Newer gas furnaces are equipped with many features that shut the furnace off when a problem is detected. Older furnaces have no such devices.  Over time, furnaces can develop small cracks in the combustion chamber.  These cracks may not be visible to the naked eye. It is through these cracks that carbon monoxide can leak into your home.  It is also important to change your furnace filter regularly.  A clean filter will your furnace run more efficiently and will help keep dust from being circulated through your home.
